Checking the developer's documentation

Checking whether the project has been registered with the City Hall

Ascertain whether construction approval has been granted

Checking all documentation and translating it into required language

Huge facilitation in the organization of the purchase of a property and all the formalities in Spain is given to our clients by the Notarial Power of Attorney.

The Notarial Power of Attorney gives your lawyer the legal right and responsibility to manage your fiscal obligations and related matters. A Notarial Power of Attorney contains general powers that allow your lawyer to conduct any procedures beyond signing a Notarial Deed, for example, it allows him or her to apply for an NIE number for you, sign a contract with an energy or water company, can act as a tax representative before the Internal Revenue Service, establish standing bank orders to pay bills, obtain licenses, etc. It is recommended to establish a Notarial Power of Attorney prior to the completion of the purchase process to avoid delays. For instance, if, for various reasons, the buyer is unable to attend the signing of the Deed, the Power of Attorney can facilitate the entire purchase process and make it smooth, easy and without additional stress for the buyer.

Number NO

NIE (Alien Identification Number) – The number is NOT a tax identification number in Spain for foreigners.

It is required when dealing with any official or legal matters in Spain.

For example, you will need this number when buying a property, car or yacht, or to open a bank account, sign a contract with water or electricity suppliers, and to pay taxes due

Setting up an account

Having a bank account in Spain will be essential in the process of buying a property to pay any taxes due, bills, invoices and to pay any settlement fees.

Establishing an account will also be necessary if you take out a mortgage, in order to pay the current installments.

We recommend checking and choosing a bank that has a branch near the area of the property purchase.

We always recommend that before opening a bank account you make sure what the service fees are for deposited funds, for receiving or sending wire transfers, clearing checks, etc.

Obtaining a mortgage loan

In Spain it is possible for foreigners to get a mortgage – you get one based on your PIT from the last 2 years. The loan can be obtained both by being employed under a contract of employment and by running one’s own business (excluding lump-sum companies).

We cooperate with banks and credit brokers – we provide all the assistance in obtaining a mortgage by our clients.

The loan can be obtained up to the value of 70% of the property nevertheless banks do not finance the 10% Vat (IVA) and notary costs, so be prepared for a 45% contribution.

Interest rates in Spain range between 3.3 and 4%.

There is no age limit.

It is necessary to provide: Receipts from the last 2 years, employment contract or CEIDG/KRS in case of business, account statements, BIK report and personal documents.

A very important condition is that if customers have loans in Poland the monthly installments cannot exceed 30% of the monthly income obtained.
